Enhancing the Value of New Builds for Home Buyers
It’s the age old question, does creating an efficient, sustainable home actually add value to my house? It seems the answer could be a big fat “Yes”.
Some research lately and found that particularly in the UK; homes that are energy efficient (determined by the Energy Performance Certificate (EPC) and/or the features of the house) do actually obtain higher market prices. In the UK a report called ‘An investigation of the effect of EPC ratings on house prices’ was released in July 2013. The study found an average of 14% higher market prices being obtained for homes in the top 2 tiers (A and B) when compared to the lower tiers.
The UK housing market is still evolving, with increasing emphasis on building efficiency and optimal indoor climates. House builders must prioritise these aspects to enhance the value of their homes and meet the growing expectations of buyers.
Today in the next part of our weekly industry insight series Tony Croke, Product Manager for Indoor Climate Solutions in Wavin UK & Ireland, outlines strategies to normalise building efficiency and improve indoor climate, focusing on energy efficiency, smart home technology, sustainable practices, high-quality materials, and indoor air quality. By adopting these approaches, house builders can significantly increase the attractiveness and market value of their homes.
Energy Efficiency
Key Recommendations
- High-Efficiency climate Systems: Install effective and energy efficient under floor heating systems, Heat recovery ventilation ensure efficient temperature control and air quality. These alone can dramatically reduce annual running cost by up to 350 pounds p.a. and vitally, but often overlooked by house builders, they provide a healthier environment to live in offsetting the airtight approach to efficient dwellings whilst recovering the energy used in heating.
- Insulation and Windows: Use superior insulation and double or triple-glazed windows to minimise heat loss and improve energy conservation as well as removing external noise pollution.
- Renewable Energy Integration: Implement solar panels, heat pumps, and if the infrastructure allows use Heat interface units to connect to heat networks to reduce dependency on non-renewable energy.
- Energy-Efficient Appliances: Equip homes with energy-efficient appliances that reduce electricity consumption.
Benefits
- Lower energy bills for homeowners.
- Enhanced appeal to eco-conscious buyers.
- Increased property value through reduced operational costs.
- Contribution to environmental sustainability.
Smart Home Technology
Key Recommendations
- Smart Thermostats: Install smart thermostats that allow homeowners to control heating and cooling systems remotely and optimise energy usage.
- Automated Climate Control: Use sensors and automation to maintain optimal indoor temperatures and humidity levels.
Smart Lighting: Implement smart lighting systems that adjust based on occupancy and natural light availability. - Integrated Home Systems: Ensure robust broadband infrastructure to support interconnected smart home devices.
Benefits
- Improved energy management and reduced utility costs.
- Increased convenience and comfort for homeowners.
- Higher attractiveness to tech-savvy buyers.
- Enhanced property value through modern technological amenities.
Sustainable Building Practices
Key Recommendations
- Eco-Friendly Materials: Use sustainable and low-VOC (volatile organic compounds) materials to reduce environmental impact and improve indoor air quality.
- Water Conservation: Incorporate rainwater harvesting, greywater recycling, and water-efficient fixtures to minimise water usage.
- Green Building Certifications: Aim for certifications such as BREEAM (Building Research Establishment Environmental Assessment Method) to demonstrate sustainability commitment.
- Waste Reduction: Implement construction waste reduction practices, including recycling and using prefabricated components.
Benefits
- Reduced environmental footprint and carbon emissions.
- Increased appeal to environmentally conscious buyers.
- Enhanced property value through sustainability credentials.
- Potential cost savings through efficient resource use.
High-Quality Materials and Craftsmanship
Key Recommendations
- Durable and Sustainable Materials: Use materials that are both durable and sustainable to ensure longevity and reduce maintenance.
- Attention to Detail: Ensure high standards of craftsmanship in all construction aspects, from structural integrity to interior finishes.
- Premium Finishes: Incorporate high-end finishes in flooring, countertops, and fixtures to enhance aesthetic appeal and durability.
- Comprehensive Warranties: Offer extensive warranties and excellent aftercare services to build buyer trust and satisfaction.
Benefits
- Increased perceived value and longevity of homes.
- Higher buyer satisfaction and fewer post-purchase issues.
- Enhanced reputation for quality and reliability.
- Lower long-term maintenance costs.
Indoor Air Quality and Climate
Key Recommendations
- Ventilation Systems: Install MVHR ventilation systems to ensure a constant supply of fresh air and reduce indoor pollutants and natural toxic gasses including Radon and CO2
- Humidity Control: Use humidity control in the ventilation systems to dehumidify and maintain optimal indoor humidity levels, preventing mould growth and ensuring comfort and health.
- Air Purification: Integrated air purifiers in the ventilation system to remove allergens, dust, and other airborne particles.
- Natural Lighting: Design homes to maximise natural light, reducing the need for artificial lighting and improving indoor environment quality.
Benefits
- Healthier living environments with improved air quality.
- Enhanced comfort and well-being for homeowners.
- Increased appeal to health-conscious buyers.
- Higher property value through superior indoor climate control.
- By normalising building efficiency and optimising indoor climates, house builders can significantly enhance the value of their homes for UK buyers. These strategies not only address current market demands but also prepare properties for future trends, ensuring long-term success and growth. Focusing on energy efficiency, smart home technology, sustainable practices, high-quality materials, and indoor air quality will help house builders attract and retain satisfied homeowners, ultimately leading to a more competitive and valuable housing market.
