When a homeowner in Co. Leitrim decided to optimise the use of the land around their existing property, the construction of a 190m2 domestic garage was the preferred option. Maximising the building’s potential, the 100m2 ground floor space will be used as a garage, with an option to convert to a residential dwelling, while the first floor 90m2 space will become a two bed apartment, ideal for either holiday lets or accommodating visiting family and friends.

The challenge was to ensure the building was future proofed for any change of use down the line and to this end, the homeowner’s heating and plumbing contractor Brian O’Reilly, selected Wavin Comfia UFH Staple & Rail System. Comprising of 1m penta rails fixed directly to the rigid insulation using track rail staples, this system is both economical, flexible and quick to install. In this install, Brian used 16mm x 500m and 16mm x 200m pipe coils. A composite manifold was used, which can be sized to the exact number of individual UFH circuits up to a maximum of 12 circuits. Again, this aligns with the project’s future proof strategy, as the apartment is yet to be completed.
